Update on 2024 Dues
3/1/2024: The Board has and ratified the budget for 2024. Due to the transition of financial data and necessary assessments for community improvements, the billing of 2024 dues will commence later than usual. Invoices are being issued between 3/1/24 and 3/15/24 are due by 4/30/24. Detailed information on payment methods, access to the resident portal, and other features are coming soon.
Manager's Memo
As your Association Manager, I want to address some important considerations regarding the 2024 dues. I deeply understand the concerns, especially from those on fixed incomes, about any increase in dues. Please know that the determination of the 2024 dues involved a careful and diligent review by the Board and myself, with a focus on the community’s well-being.
Over the years, several critical maintenance aspects have been overlooked or insufficiently managed. These include tree trimming and root maintenance, upkeep of swales and drainage ditches, fence repairs, and addressing issues like stagnant water that breeds mosquitos and pests. Addressing these long-standing issues, along with budgeting for routine maintenance, requires resources beyond our current reserve funds.
It’s crucial to understand that the projected costs for resolving these urgent issues and maintaining our community standards are substantial. Moreover, with dues not having increased in recent years, our income through dues hasn't kept pace with rising service costs or contributed adequately to our reserve funds.
To mitigate financial strain, we are offering payment plans for those who need them. Detailed instructions for requesting a payment plan will be included with your annual dues invoices. We believe this approach will provide necessary flexibility during this adjustment period.
I encourage everyone to attend the budget ratification meeting on 2/20/24 to discuss specifics of the proposed budget. Your participation is valuable as we collectively work towards maintaining and enhancing the quality of our community. Important Dates
The Board of Directors is responsible for adopting a budget for the community at least annually, and the annual assessments are due and payable as determined by the Board. The annual budget for 2024 was approved by the Board on 1/21/2024.
Homeowners are notified of any proposed budget by the Board of Directors, which mails or delivers a summary to all members and sets a meeting date to consider ratification of the budget. Copies of the proposed budget are available on the Association website as of 1/29/2024, with mail and email distribution scheduled for 2/1/2024.
The proposed budget is ratified unless sixty-seven percent (67%) of the Allocated Interests vote to reject it at the meeting, regardless of whether a quorum is present. The budget ratification meeting is scheduled for 2/20/2024.
The issuance of invoices for the payment of annual dues is scheduled for 3/1/2024, with links to pay these dues by credit/debit card, electronic check/ACH, and by check to the Association’s mailing address. Links to the payment portal will be available on this page on or around 3/1/2024.
Due to the delay in billing, the proposed increase in dues, the Board is extending the billing terms by 30 days, for a total of 60 days to issue payment. Payments received after 4/30/24 will be considered late and may be subject to interest penalties.
